Matt Dunne Auctioneer used the LSL Auctions platform to sell for the first time last week with great results every time.

First, a 7 acre piece of land with a small farmyard at Kileenmore, Killeigh, Tullamore, County Offaly, about 3 miles from town. While the land was not “top quality”, says Matt Dunne, it was in the right place and 10 people signed up to bid!

That day, 4 active bidders arrived in our auction rooms and the others were online. Bidding is open at €70,000 with increments of €2,500. Bidding proceeded at a frenetic pace between the floor and online, with one of the active parties sipping coffee at a cafe on the Champs Élysées. Another interested party is working hard in Sydney, Australia and wants to invest money in Ireland in anticipation of his return. The prospective buyer is from Portarlington and is based in Dubai. The reserve was €85,000 that day and the owner was delighted with the final sale price of €110,000, 25% more than the original reserve.

Friday July 30th saw another busy event where Matt Dunne, with the help of real estate platform LSL Auctions, organized another hybrid auction on the grounds of Hammer Lane, Mountmellick, the seller was Mr. Aidan Keogh. A fragmented operation that is to say a residence of 40 acres which was put up for sale in 10 lots

Lot 1 – Bungalow on 1 acre – Sale agreed before auction
Lot 2 – 4 acres SOLD €37,000
Lot 3 – 17 acres of Commonage plus Farmyard – withdrawn, now quoting €100,000 current offer €85,000
Lot 4 – 3 ½ acres SOLD €35,000
Lot 5 – 1.05 acres – removed at €15,000, actively negotiating
Lot 6 – 2.25 acres SOLD €19,000
Lot 7,8 & 9 – All SOLD to one buyer after auction.
Lot 10 – A traditional grass bench – SOLD €8,000

The owner of the property was delighted with the result and couldn’t believe the interest generated by the marketing campaign.

Matt Dunne thinks this hybrid approach is what suits people best, if they are tech savvy and it suits them they will bid online, but the older generation prefer the more traditional method of attending the sale auction in person.
